Real estate investment fund is one of investment funds, and also belongs to industry investment fund. Compared with the other funds, it is low risk and high returns. So in the America and Europe it develops rapidly and is accepted deeply by investors. In our country, although real estate industry develops with high speed, Chinese real estate investment fund still is in the explored stage because of unsound of law and finance code.This paper mainly deals with the operation mechanism of Chinese real estate investment fund .the content contain following five sections:Chapter one: An introduction on real estate investment fund.After introducing definition and styles of investment fund, the author expatiates on real estate investment fund in detail, including introduction, styles and development in overseas foreign countries. At last, mature experiences of real estate investment fund in foreign countries are summarized.Chapter two: Actuality analysis of Chinese real estate investment fund and its development significance.Firstly, Actuality of Chinese real estate investment fund organizations is introduced. Then development environment and obstacles of Chinese real estate investment fund are analyzed. Finally, its development significance is expatiated in detailChapter three: Research on Framework and management mode of Chinese real estate investment fund function.According to fund styles, the author compares corporation style with bargain style. Then puts forward to select corporation style at present, and setting up fund management corporation by oneself is optimization.Chapter four: Research on financing and investment operation mechanism of Chinese real estate investment fund function.In Section one, the author analyzes the source of fund and the overseas capital, domestic organization investors and rich people are figured out as financing main body. At the same time, the law risk of financing could be evaded by trust company.In section two, as our country real estate market is in the phase of increment development, investment strategy should be chiefly stock right investment and secondary asset investment. For evaluation and decision making of investment items, it is key point that management planning book and management team are evaluated. Then in order to confirm item, a series of rules for evaluation and decision making are suggested.Chapter five: Research on risk control and. investment reclaiming mechanism of Chinese real estate investment fund function.In section one, the risk factors of fund operation are analyzed in detail, including real estate exploitation risk and investment management risk. Then the risk controlling measure is put forward.In section two, how to withdraw the investment is investigated in the environment of law and finance nowadays, and five kinds of withdrawal measures are suggested.The conclusion part summarizes the whole content briefly, and looks forward to the future of Chinese real estate investment fund.
