Urumqi industrial division of labor and the distribution of the Trade Circle has formed the framework of the envelope. As the geographical area in which strips, shape the evolution of urban space be greatly affected, and objective caused the distribution of trade circle in north-south like a chain. At present the majority of commercial real estate projects still in the business of low standards and homogenization of competition. A lack of core competitiveness of the project, resulting in a waste of land, increase costs, low value-added products without a difference of the current situation, enterprises do not have capacity for sustainable development.Value-added of commercial real estate on the study and implementation Include three strategic significance in Urumqi: (1)Resources of the trade Circle will be integrated and the radiation radius of the business centre will be expanded,Commercial real estate in Urumqi can be more efficient development (2)It will improve Trade Area of the overall environment, and raise the total project value and urban geographical space utilization, (3)To seek new profit growth point, creating the core competitiveness of enterprises.On the base of the core elements of Trade Circle theory", "Single-shop area limit theory", "Center theory" and the other theories, the papers faced features of Trade Circle in new or old town,gived two ideas about the value-added making: Building cultural industries in the Old City and Planning and design innovation in the new urban. Based on the characteristics of Urumqi, Mixing seven methods of making value-added each other and summed up as three Application Mode: (1)Planning a surprise move operations.(2)To plan and create new commercial space. (3)To seek strategic alliances Based on the operating strategy and different customer objectives. At the same time, these three models have been applied to Hualing International Trade Plaza--BuildingMaterials City project in value-added making process, fully met and exceeded the targets, and achieved great benefits. Their experience has set models for the value-added making results of the implementation of the Ceramic trading market items, and also provide effective reference of theoretical research and engineering applications of value-added making of commercial real estate projects in Urumqi
