The real estate industry in the national economy and social development plays an important role. However, in recent years the real estate industry asset price bubbles is continuously formed, high real estate prices and become the focus of attention of the parties. Through the analysis of the real estate price formation mechanism and influencing factors, the establishment and improvement of real estate development project price analysis framework and evaluation model, which is conducive to the real estate enterprise accurately to the real estate project positioning, and it helps commercial banks to project evaluation and decision.This paper analyzes the real estate price influencing factor, formation mechanism. The emphasis of land supply, housing credit based on the factors that influence the supply and demand, through two aspects of the system analysis, research the real estate price formation mechanism, and from macroscopical factors, regional environment and the characteristic of project of three dimensions, and further refinement of real estate price influencing factors and the level of division, established in four dimensions levels of real estate price influencing factor analysis framework and specific analysis of the influencing factors of each level contains.This paper made a comparative analysis of various real estate price analysis theory model, expounds in detail the commercial bank loan project evaluation and price analysis system, and from a variety of theoretical analysis model, and further improve the commercial bank loan project evaluation and price analysis system, including the establishment of cost pricing method, based on closeness degree method of fuzzy mathematics and AHP and fuzzy mathematical method of combining fuzzy comprehensive evaluation method of commercial bank real estate project evaluation price analysis integrated model.In this paper, a comprehensive analysis of the garden project’s basic situation, the investors and the people involved in the case, planning, environmental, hydrological geology and other external conditions, and from macroscopical economy and regional market, the project area environment and market the paper analyzes the influence factors of project price, price from using integrated model for the analysis of cost oriented pricing, on the project price position to carry on the system elaboration and calculating, further confirms the price analysis model and application of reliability.
