In recent years, as the national pillar industry, the real estate industry has developed by leaps and bounds. The real estate is a capital-intensive industry, the successful operation of the real estate project is inseparable from the financing. The real estate industry commonly used means of financing such as bank loans, private loans, engineering advances, the pre-sale housing, with the national macro-control is not enough to solve the problem of financing project. Countries in the past two years to promote the construction of public rental housing, there is also the problem of financing. Real estate financing channel is expedite in relation to the real estate industry can sustainable development, related to the residents of basic and improve the type of housing needs can be met, in relation to the healthy and stable development of China’s economy. At the same time the folk and a lot of money to find a way out, private lending risk has been highlighted, the folk capital effectively guide significance. Private equity funds as a mature mode of investment and financing, will be able to better risk recognition ability of the fund holders of fund raising, through professional team to find good investment in equity mainly in the form of investment, and the investment of the enterprises industry to provide the service in order to improve enterprise management level, finally exit successfully in enterprise development to a certain time, gain the rich income. The financing mode of private equity funds into the real estate financing, has become a very important practical significance and theoretical value to the healthy development of an important means of financing the real estate industry at the present stage of China’s real estate industry.This paper first analyses the concept, the characteristics of private equity fund, operation procedure, the process of domestic development and experience. Secondly, the status of the real estate industry and financing current situation undertook an analysis, put forward the traditional financing pattern already can not adapt to the needs of the real estate industry development in the new period. Finally, research on the real estate enterprises carried out by private equity fund financing mode, countermeasures were put forward.
