With the government’s macro policy on residential real estate market’s control andregulation, the leading forces of real estate industry is going to flock into the propertydevelopment area and will bring the high point of China’s commercial real estatedevelopment. During the development of commercial real estate, commercial form ofshopping mall can bring it larger profits space, thus such kind of business form isincreasingly gain the favor of the real estate developers. Behind the upsurge in thecommercial real estate development, the developers not only have successful experiencebut face many burning questions. The ultimate goal of commercial real estate projectdevelopment is through the rental business or sales to achieve its profit. But it hascharacterized by long development cycle and large investment, due to it is highlyinfluenced by economic development and policy, thus leading to a higher risk. Whenchoosing the commercial real estate operation mode, one should take enterprises’ externaland internal environment and their own characteristics in to consideration. Keeping anoverall planning is not only for opening or daily marketing and external image specificationof action. It should help to coordinate the relationship between the relevant governmentdepartments, thus keeping continuous business operators, adjusting investment promotion,customer service, on-site management, planning, quality management, brand building andpromotion, and lots of working content.Before writing this paper, the author has collected a large amount of relevant data anddocuments about commercial real estate research both at home and abroad. By analyzingthe investigation about the status quo of the domestic commercial real estate, the authorattribute the domestic commercial real estate problems to the sales of commercial realestate development and property management separation. Because the real estate industryendure a short time development after the founding of new China, there are many problemsremain to be further perfected, in the numerous problems, the choice of commercial realestate operation mode is paid more and more value by estate developers. Currently on theinternational commercial real estate operation mode, it roughly divided into two kinds,namely to sell property and do not sell the management pattern of property right.Not sellthe management pattern of property right is the inevitable outcome of the commercial realestate development to mature stage, it is the developed capitalist countries, especially inEuropean and American countries, they often used in commercial real estate mode. Butcommercial real estate in our country has been development less than10years, bothcommercial real estate developers and commercial real estate development environment still has not reached maturity stage, using this kind of business model will bring somedifficulties for commercial real estate development. In such circumstances, in which ourstate’s commercial’s development has not perfected. Choosing a suitable pattern ofcommercial real estate management seems apparently important.This article firstly elaborated the paper research background, significance, researchmethods, ideas, and briefly introduced the innovation points and research framework in thispaper. After reading relevant information, then summarizes the concept of commercial realestate, commercial real estate operation mode of the research status in China and overseas.The core of the commercial real estate operation and management mode theory has beensummarized and evaluated. Giving an introduction of a better deviling shopping mall ofcurrent commercial real estate development,mainly discusses the current situation of thedevelopment of commercial real estate shopping mall, analyzing several kinds of shoppingmall business model. These theories should combine with practice, thus can reflect itsresearch significance, otherwise it is only is theoretical research. So I chose LongemontShopping Mall shopping mall as the research object, discussing theory combined with theactual on the choice of business models.In the body of this case, relying on many years of working experience, having ainvestigation of Longemont Shopping Mall, and many friends provide some internal data. Ianalysis Longemont Shopping Mall projects throughout the development, investment, andoperating conditions. In order to make readers understand Longemont Shopping Malldevelopment and operations, and put the comprehensive analysis in the later stage. Afterobjectively presentation of this case, using the method of SWOT and porter competitiontheory to Longemont Shopping Mall project management conducting a comprehensiveanalysis of the system. Finally according to the operating conditions of LongemontShopping Mall, proposed own ideas of building this shopping mall, because this modelhave not been taken into practice, risks are inevitable. I also analyzed the risk faced by thecombination of business model, and then put forward risk control measures. This part of thecontent are innovative, by exploring and researching our country’s commercial real estateelite pattern innovation. Expecting relevant government departments and the generalcommercial real estate developers to provide some suggestions, and in some extent givingthe commercial real estate in our country, especially in the shopping mall development toprovide some theoretical basis. But due to my lack of social experience in commercial realestate and relevant practical experience, thus discussed concrete plans and there aredeficiencies in the study.
