The extensive development time of the real estate industry has past, in which thereal estate industry can make profit by buying land, building a house, selling thehouse, with the continuous control and the changing situation in domestic and foreign.The evaluation criteria of the real estate project development has changed from howmuch profit to whether profit, and its own risk of high risk and long cycle with thechanging of control policies to further highlight. Controlling the Own risk of realestate projects has become the most important issue in the real estate developmententerprises. Only through the analysis of the various stages of risk encountered in thereal estate project development process and effective risk prevention countermeasures,it can make the project revenue optimization, and remain advantage in competition.The first chapter introduces the history and current status of the development ofthe real estate industry in domestic, and then makes a brief analysis of its problemsand the purpose and significance of the risk management of real estate projects. Thesecond chapter started from the meaning of risk specifics the clear description of thereal estate project risk through the concept of project risk. In accordance with theprocess and characteristics in the real estate development projects, the third chaptersummed up all the possible risks in the four stages of the development process,namely, the decision-making stage, land acquisition stage, the stage of constructionand the sales stage. Then introducing the application of the risk management,according to risk avoidance, risk control, risk retention and risk transfer four types ofrisk management tools. Taking Hong Shan Joaquin project for example in Chapters IVand V, it analysis systematically the risk factors and the implementation of the projectwhich should be focus on the problems of the real estate project. Then it summary theactual operation and countermeasures in the risk control of the specific project.Finally, on the basis of the above study, it gives advice on the process which should befocused on in the he risk management and the risk management issues to beaddressed.After the identification and assessment of the risk of real estate projects, how tocontrol and handle risk is particularly important. This paper started from the specificoperational aspects of the project, propose appropriate risk control measures. Hopethat the research in the paper has a certain reference value for the risk management ofthe real estate projects.
