The paper chooses the relation between the income gap of Chinese urbanresidents and property income of Chinese urban residents for research object at thebackground of increase of the income gap of Chinese urban residents and increase ofproperty income of Chinese urban residents. The paper discusses the research objectfrom six parts. The first section describes the background and significance; thesecond part reviewed the literature of the property income; the third part analyzes thestatus of property income of urban residents in China and the mechanism with whichthe income gap of urban residents in China affects property income of urban residentsand then put forward two hypotheses; the fourth part examines the impact of incomegap of urban residents in China on property income of urban residents in China withpanel data of China’s30provinces from2000to2009; the fifth part put forward somepolicy recommendations at the basis of the empirical test results; the last part is theconclusion of this article.The total property of Chinese urban residents is increasing, and the distributionof property is unbalanced, and the distribution of real estate is the most unbalancedamong the disequilibrium of distribution of property. The property income of Chineseurban residents is increasing, too. The proportion of the income from leasing houseincome is the most in property income, and the next are bonus stock income andinterest income. The income of Chinese town is increasing, and the income of thehigh order has a bigger increase rate than the income of the low order. The changetrack of the income gap of Chinese town is converse U, that the income gapbroadened at first, but deflated at last. The income gap affects property incomethrough two roads, which are revenue and consumption. Through revenue andconsumption, the income gap makes the property income decrease.At the base of analysing the income gap and property income of Chinese urbanresidents, the paper tested the relation between the income gap of Chinese town andproperty income of Chinese town using the data of Chinese30provinces from2000to2009. The result shows that: the income gap of Chinese town has negative effect onthe property income of Chinese town; and the Enger coefficient of Chinese town has negative effect on the property income of Chinese town; and the development offinance has positive effect on the property income of Chinese town; and Chinese savehas positive effect on the property income of Chinese urban residents.At the base of the test result, the paper puts forward some suggestions: firstly, toimprove the fiscal and taxation system; secondly, to found an effective finance systemand investment system; thirdly, to make Chinese build up the financing concept.
