Under the impact of both the government regulatory and financial crisis, thecommercial residence investment’s growth rate was once declined. With theincreasing pressure of market and serious economic situation, real estate industry isin the stormy times, and the commercial residence development is facing the risknever seen before. Under this situation, the commercial residence market wavesviolently and the buyers’needs can’t be controlled. All of these bring the risk to thecommercial residence development. Thus this text proposed the research ondevelopment risk analysis and management of urban commercial residence.This article mainly studies on development risk analysis and management ofurban commercial residence. Firstly, it analyses the features and reasons ofcommercial residence development risk, and classifies the foam types of commercialresidence overexploitation risk;at the meantime introduces the related theory onrisk management, and blur comprehensive evaluation theory is the basic of riskassessment model for industrial accident.Then it mainly analyses the factors of the commercial residence developmentrisk. This article reclassified and defined the commercial residence developmentrisk of the current commodity residence market. On the basic of these, it establishesthe domestic development risk assessment system and comes up with residentialdevelopment risk management. At last taking a project in shanghai as an example,applying the housing development risk evaluation system established aboved toanalyse the project. And thus it can find the management to control projectdevelopment risk. The theoretical record can direct the practice, reduces the risk ofcommercial residence development, further make the residential property marketstable and restore the confidence of the real estate developers. And it can also makethe consumers’emotion stable, ensure the residential property market developsnormally and in an energetic and orderly fashion.
